Foundation Ready To Pour

Pictures worth some number of words.  We are coming out of the ground.  The engineer needs to inspect the property before the county does its FOOTINGS inspection.  Inspections done by Tuesday Morning.  Concrete pour is scheduled.   Estimate 45 yards at $110 per yard plus $500 for the truck.

Near Term Orders and Building Permit Note Review

Ok.  The foundation is going in and REBAR is ordered.   A pool is coming in later so some changes to how rebar is stubbed out need to be made.

Order for rebar is in and it will arrive by Thursday.  The footers are being dug today and tomorrow.

The  building permit noted Tempered glass required at specific locations in the home.   Most vendors of windows in Florida have the IMPACT GLASS on the outside pane.  This means you would need to specify with that vendor both impact glass and tempered for the inside pane.

Jeld-Wen vends windows that have the impact glass on the inside pane thus satisfying the tempered glass requirement.

Order windows on foundation start.  They take 4 weeks to arrive.  By then the framers will be 70 percent done with framing.   Store them off site for a week or so then bring them.   Also get the doors ordered.

We started a week ahead of schedule so WATER METER needs to get set soon.  Electric is going to take some time so I hope people tolerate the issue.   Dumpster arrives today and Potty tomorrow.   Hope everyone can handle that.

Making alternative plans for water on site for the block setting next week if Regional cannot get a meter set by then.

The meter has to be 1 1/2 inches rather than the standard 5/8 inch because a 4 story structure has to have a fire suppression system.   Our selected vendor specified the meter size so we ordered it today in the proper size.

Chelco is on the hook to tell us how temporary power is coming to the house.

Hope all goes well.  Extension cords are awesome if required.

Foundation Is Coming In

So it is always good to have flexible subs.   When you find em, let em have some dates and come up with contingency for early start or late start.

We anticipated Permit Data of August 27, 2015 but got it on August 18, 2015.   The foundation contractor can start early so Tuesday we are starting with the Layout.

Today I cleared some area for a dumpster.

So when action starts.

1.  Get a porta potty on site
2.  Get a Dumpster
3.  Apply for your GIS address so you can
4.  Get Power from Chelco

And always make friends with a neighbor who will let you have power to your site until the temporary service is set up.

It Starts When They Say "Got Your Permit Ready!"

You have come from the overall site of the building 30a blog.  Here you find the diaries and here is the first entry.

Everything in the blog to this date was budgeting and objectives, not pure theory, but not actual physical activity of building bricks and sticks.  Everything was just the preparation.  Permitting, financials, conversations, preliminary bids and all other activity predate one moment in time.

You want the call.  You want it to come fast and just in 4 days after all your legwork was done you get the call.  "Your permit is ready".  Now the test of your ability begins.  Are you really able to do this?  Can you do it for others?  The answer is yes and this diary should prove that out.

Day 1 of construction begins.   This day you want to begin managing the construction site, your own expectations and the schedule, but now the schedule is a whole different concept that just subcontracting.

I have selected the foundation contractor, the framing crew and the basic materials provider(nails,ties, simpson approved items, rebar etc).   Today the foundation contractor and I will finalize the materials list for the concrete continuous footer/pier foundation.    I have also selected plumber and electric.  Why?  Because plumbing needs to sign off on the foundation and possible pre-placement of various rough ins for the eventual stack out.

These meetings are done.  So what happens now.  Simple things.

  2. Notice of Commencement

  4. Get Electric Temp Pole started - Has to be in place for framing
  5. Regional Water to be installed - Good thing to have!
  6. Arrange for dumpster -  Needs to be on site at framing start
  7. Schedule foundation start - Finish date for this will set the trigger date for ]
